That ladder is the story of the Brentwood, Tennessee housing market right now. As of June 2026, Realtor.com Economic Research put Brentwood's median listing price at $1,812,000 — up 12.85% year over year — with a $1,320,000 median sold price, 54 median days on market, and $394 per square foot. The tension here is not whether Brentwood is expensive; it is which version of expensive is winning.
