That retail churn is a fair proxy for what is happening in the homes just off the corridor. The 12South housing market is expensive but no longer universally frantic. A buyer can traverse that entire spectrum on foot in a few minutes. Between those poles sit renovated bungalows, tall-skinny infill, and custom homes on Halcyon, Belmont Boulevard, Eastwood, Linden and Caldwell, generally running from roughly $1.7 million past $5 million.
New construction remains in the mix but is meeting resistance. Realtor.com lists 2113 Eastwood Ave, a five-bed, five-and-a-half-bath house, at $2,595,000 after a $55,000 cut. Adjacent Bellmont-Hillsboro moves slightly faster on Redfin's June 2026 median days, but its $1,014,647 median sale sits well below 12South's, and its character skews more historic and university-adjacent than this retail-driven scene.
What buyers are paying for is legible from Sevier Park — Metro Parks' 20-acre southern anchor — where a short walk north passes boutiques, murals and Waverly-Belmont Elementary, then turns onto quiet blocks like Linden and Gale. The corner at 2901 is changing; the streets behind it are simply repricing.
