That tension — a polishing, increasingly national retail corridor stitched to old, walkable blocks — is the 12 South housing market story right now.

The numbers say the neighborhood cooled on price without losing its luxury identity. As of August 2026, Realtor.com Economic Research put the 12 South median list price at $1.28 million and the median sold price at $1,157,500, with price per square foot at $544 and homes taking a median 80 days to sell. Those medians are down sharply year over year — Realtor.com recorded a roughly 20 percent drop in median list price and a steeper slide in median sold price — yet the neighborhood remains firmly in luxury territory. Realtor.com described the August market as balanced: active inventory rose 4.88 percent month over month to about 40 listings, while price per square foot ticked up 5.42 percent and days on market shortened.

Detached houses remain the core product. Realtor.com showed 25 single-family homes for sale, from a $1.275 million four-bedroom on 11th Avenue South to a $4 million five-bedroom on Paris Avenue, alongside upscale listings like 2107 10th Avenue South at $1.6 million and a $3.5 million house on Sweetbriar Avenue. But there is still a lower rung: Redfin logged a two-bedroom condo at 1900 12th Avenue South selling for $460,000, before recent sales jump to a three-bedroom on Montrose at $1.25 million and a four-bedroom on 11th Avenue South at $1.225 million.

Against the wider metro, the gap is stark. Greater Nashville REALTORS reported an August 2026 regional median sale price of $515,725 and 55 average days on market, as summarized by Joshua Fink of Compass — meaning 12 South's median sold price runs more than double the region's. Even adjacent Belmont-Hillsboro undercuts it, at roughly $1.1745 million and $487 per square foot with 58 median days on market in Realtor.com data; 12 South is pricier, slower to sell, and more retail-driven.

What sustains the premium is lifestyle and scarcity. The Sevier Park Community Center anchors daily green space, and the 12 South Farmers Market runs Tuesdays at Sevier Park through October 27, per Nashville Guru. Waverly-Belmont Elementary and the Hillsboro Cluster draw families, though zoning varies by address. And the corridor keeps attracting destination tenants: the Nashville Business Journal reported Levain Bakery is taking over the Burger Up space, while Au Cheval lists a late-2026 opening at 2212 12th Avenue South.

Back at 2318 12th Avenue South, the Taproom corner is becoming a luxury retail address. The porches behind it haven't moved — but their price of admission, and the crowd walking past, have.
