On 12th Avenue South, Luxury Keeps Rising as Prices Cool
NASHVILLE, 12South — On the corner where the old 12 South Taproom poured its last pints, a chain-link fence now rings a cleared parcel at 2318 12th Ave S. Nashville Post reported the site sold for $12M, with a replacement retail building expected to house Ralph Lauren and Alo — national names arriving on a half-mile strip that still claims the hand-painted "I Believe in Nashville" mural a few blocks south.
That tension — a corridor polishing itself upmarket while home prices soften — defines the 12South housing market right now. As of September 2026, Realtor.com Economic Research pegs the median listing price at $1,250,000, down 13.79% year over year, with 41 active listings and homes selling at $532 per square foot. The address remains scarce and expensive; the pricing, for the first time in a while, leaves room to negotiate on homes that sit.
And homes do move here — just not uniformly. Median days on market fell 38.30% year over year to 58, according to Realtor.com, even as inventory climbed 13.16%. A hyperlocal snapshot from agent Jason Gruner of Coldwell Banker Southern Realty, drawn from Realtracs on October 2, 2026, counted 42 closings over the prior three months at a $1.15M median sold price and a 29-day average for that closed set — evidence that correctly priced homes clear fast while stale actives drag the headline number up.
What sells is not one product but a ladder. Recent Redfin records, sourced from Realtracs, show 1012 Caldwell Ave trading at $665K, an attached home at 1200B Cedar Ln at $815K, 2220A 11th Ave S at $1.188M, and a single 2113 11th Ave S sale reaching $3.35M — all within a few blocks. The housing stock behind those numbers is a premium blend of Queen Anne, Tudor Revival, bungalow, Foursquare and Colonial Revival homes alongside post-2010 contemporary infill, with Homes.com reporting a $1.225M twelve-month median sale price. Many side streets east of 12th fall within the Waverly-Belmont conservation overlay, which limits what can be razed and rebuilt. The inventory extends past detached houses, too: Redfin counted 13 condos, two townhouses and one multi-family property for sale in the prior month.
Placed against the wider market, the premium is stark. Realtor.com shows Nashville citywide at a $598K median listing price with 6,500 active homes and 72 median days — meaning 12South costs roughly twice as much and still turns faster. Even adjacent Bellmont-Hillsboro, quieter and more purely residential, runs cheaper and slower: Realtor.com lists it at $1.1875M, $476 per square foot and 76 median days. Buyers in 12South are paying for 12th Avenue South walkability, Sevier Park at the southern end, proximity to Belmont, and schools like Waverly-Belmont Elementary (assignment varies by address).
Stand near Sevier Park and walk the half-mile north, past the bakeries and boutiques, and the math reveals itself at that fenced lot on 12th: the strip keeps dressing up, even as the homes behind it quietly come back to earth.
